The Arlen House Condominium is located in the Arlen House Condo Complex on Bayview Drive (158th Street) at the southern end of Sunny Isles Beach, FL. Also known as Florida’s Rivera. The complex consists of Arlen House Marina, Arlen House East Condos, Arlen House Condos, and the Arlen House West Condos. Each of these condos have separate Associations. The Complex is bordered on the east by Collins Ave. (A1A), on the north by the Royal Palm Waterway, on the west by the Intercoastal Waterway and Oleta River State Park, and on the south by Biscayne Bay, the Intercoastal Waterway and Haulover County Park. Arlen House was built in 1968 and the Condo Association was incorporated in June 1973. Arlen House is a 5 min walk to the lovely sandy beach of Sunny Isles Beach and a 8 min walk to the world famous Haulover Beach.
The Arlen House Condominium consist of 312 residential units, 20 laundry units and 5 commercial units. The building is 21 stories high. There typicaly 15 units per floor.The South facing residential units are Even numbers, The North facing residential units are Odd numbers.The even numbers start from 02 from the middle of the south side of the building increasing to 06 on the southwest side of the building and from 08 in the middle of the south side of the building increasing to 16 on the southwest side of the building, The Odd Numbers start from 01 in the middle of the north side of the building increasing to 05 on the northwest side of the building and from 07 in the middle of the north side of building increasing to 15 on the north eastside of the building. The unit number follows the floor number, therefore the 02 unit on tenth floor is 1002
There are guest parking spaces and Valet parking is available for both guests and residents.
In the Front Drive Area there is a Sculpture "The Obelisk" - by Albert Vrana commissioned by Arlen House in 1969, dominates the entrance and is a 60 foot high, 50 ton ferro cement sculpture sheathed in bronze and copper. There are also Ornimental Pools and a Garden Recreation area.
There is a 24hr manned Front Desk with 24hr roving security guards.
The Main Lobby has a Mail Room with Bulletin Board, Lounge Area, Library, Boutique, Hair Salon, Card Room, Billard Room, Mens restroom, Ladies restroom and Three passenger elevators whch includes a freight elevator that serve all floors.
The Lower Lobby has Service Entrance, Freight Elevator, Filtered water fountain, Fitness Room, Men's Sauna, Woman's Sauna, Lavatories and some Commercial Units.
Parking for service and delivery vehicles is adjacent to the service entrance which is located at the East end of the building.

Next Door in Arlen House West there is Mini Mart and Real Estate Office
In the Recreation Area there is a large heated Swimming Pool, Pool Deck, 4 Schuffle Board Courts, Pergola, Basketball Court, Tennis Courts, Children's Play Area.
Arlen House History
The Arlen House Condominium Association, Inc was incorporated on March 18, 1973 and the comdominium was created by its Declaration of Condominium of June 28 1973. The Declaration of Condominium is recorded in Offical Records Book 8357, at Page 549 of the Public Records of Dade County, Florida. That document together with its amendments and applicable parts of Florida Statute 718 establish the rights and obligations of the Association.

By-Laws
The operation of the Condominum property is governed by the By-Laws of the Association which are set forth in a document which is annexed to the Declaration of Condominum as Exhibit 5. The current By-Laws were adopted in 1991 with one amendment in 1997.
Rules and Regulations
The Arlen House Condominium Rules and Regulations are intended to protect the privacy and provide for the well being of all of the unit owners and/or residents of Arlen House. The Rules and Regulations were first established, when the Condominium Association was created, as Exhibit 11 annexed to the Declaration of Condominum and have been amended from time to time by the Board of Directors. The current Rules and Regulations were adopted in 2003 and amended in April, 2006.
