The following are all included as part of the maintenance charge.
Basic Cable TV service. Approx 70 Digital and 8 HD channels available, Atlantic BroadBand is the cable provider. Note* Channel 35 is the Arlen House Information Channel,
Central Chilled Water is provided to every unit as part of the maintenance charge
Ie. Air Conditioning is free but a low amount of electricity is required to operate the air conditioning fan which is independantly operated by a wall thermostat in each apartment.
All fees and charges relating to operating the Management Team and the Common areas of Arlen House.
Half the fees and charges relating to operating 350 Bayview Drive. The other half provided by Arlen House West.
24hr security is provided plus Domestic hot and cold water.
Replacement of Air Filter in each Apartment every 3 months.
Two Algeicide Tablets placed in each Apartments condensing tray every 3 months.
Filtered water is available from the fountain located in the Lower Lobby by the Service Elevator.
Use of the Swimmimng pool, Sun Loungers, Pool Umbrella's, Billard Room, Gym, Tennis Courts, Shuffle Board Court, Basketball Court, Mens and Women's Suana.
For maintenance services that will be provided by the Arlen House Condominium Maintenance Staff within individual units see below.
Note* Metered electric service and telephone service lines are provided to each unit; the unit owner is responsible to initiate service with the supplier and to pay for the service. The unit owner or resident must contract with FPL for Electric service and with a communications company for telephone service.

300 BUILDING INDIVIDUAL UNIT MAINTENANCE SERVICES
The following maintenance services will be provided by the Arlen House Condominium Maintenance Staff within individual units. There is no charge for these services (your monthly maintenance assessment covers these expenses) except as noted. When you need any of the listed services, make a request at the Office and the Manager will schedule the service call. For any maintenance or repair services not listed, you must contract the services of a properly licensed and qualified vendor. Payment for fluorescent bulbs and ceiling tiles must be made at the Office and only by check (no cash) prior to the service call.
PLUMBING
A. Unclog drains in kitchen or bathroom sinks, tubs or showers with hand or machine snake.
B. Stop water drips by replacing washers, seats in kitchen or bathroom sinks, tubs or showers faucets.
C. Reset disposal.
D. Water leaks - check risers; check adjacent and floor above units.
E. Stop leaks in toilets: replace/repair flapper valves and floats.
ELECTRICAL
A. Reset breaker if needed.
B. Advise Owner to call electrician.
FAN COIL (A/C)
A. Unclog drain.
B. Repair broken insulation; check several days later; prime and touch up any ceiling and wall damage from fan coil insulation or drain leaks in closet.
LIGHTS
A. Replace kitchen 4-foot fluorescent ceiling bulb; $4.00 charge for the bulb.
CEILING TILE REPLACEMENT
A. Replace ceiling tiles in fan coil closet; $10.00 charge for each tile.
BALCONY PAINTING
A. Prep and paint walls and railings. This will only be done once every two years.
MISCELLANEOUS
A. Closet doors -re-adjust on track.
B. Adjust A/C thermostat.
C. Re-adjust sliding door on track.
